Thickwood Heights
Thickwood Heights is Fort McMurray's largest neighbourhood and it continues to grow. Largely developed in the mid-to-late 1970s during Syncrude construction, it was annexed in 1972. Thickwood Heights houses are mostly single-family dwellings, with some apartments, about 12% townhouses, a few manufactured homes, condominiums and duplexes-all at a variety of cost levels. Situated across the bridge towards the north end of the community and up the Athabasca River Valley hill to the left, Thickwood Heights has a population base of 17,015. Convenient neighbourhood commercial centres offer services ranging from grocery and convenience stores to hair salons. Recreational opportunities include everything from walking and bicycling along Urban Park trails to organized sports at the YMCA of Wood Buffalo and Thickwood Heights Arena. Thickwood Heights also has smaller identifiable communities within its own community, namely Dickinsfield and Wood Buffalo Estates. All major streets connect to the four-lane divided Thickwood Boulevard, which connects to the Lower Townsite and the Athabasca River Valley.
