Timberlea
Timberlea is quickly becoming the largest neighbourhood within Fort McMurray, as residential expansion continues in an effort to meet the demand for more housing. Timberlea consists of a variety of housing types to accommodate different lifestyles. Cartier Heights, Harpe Heights and Morgan Heights are designated as manufactured home districts. Single-family dwellings have been built in Burton Estates, Confederation Heights, Lakewood Estates and Bear Ridge, with a price variance to suit most income levels. Apartments are another option and are already being constructed adjacent to Confederation Way. Approximately 7,336 people live in the area and when fully developed, it will accommodate 34,000 residents. Conceptually, the area will be similar to Thickwood Heights, with a central roadway allowing quick access to the Athabasca River Valley and the Lower Townsite.
